Know
who you are dealing with -
Good contractors have a good work history. Ask to view
a portfolio of jobs that have been completed by the
contractor. If a contractor is unwilling to provide
background on their work history, don’t hire
them.
Ask who will perform the work - Some contractors will book your job and then find sub-contractors to perform most of the work. Although sub-contractors such as electricians and plumbers are sometimes required for their expertise, it is important to know who will be completing the majority the project.

Licenses - Each contractor who comes onto your property
should have a valid license. Licenses
are offered by the City of Calgary and expire
yearly, so make sure you check to see
if their license is valid. A license
doesn't insure quality but it is one of the first
steps in investigating your contractor.

Insurance -
It is also your right as a homeowner to demand that
your contractor carry valid WCB insurance, which covers
you in case of any accidents on the job site.
If the contractor does not have WCB insurance
the home owner is ultimately responsible
for the welfare of people performing work on the
property. Call WCB to ensure your contractor/employees
have WCB insurance, if not don’t hire
them.

Contracts -
Before you agree to have work done on
your property know that it is the contractor's
responsibility to provide a contract containing
all the relevant information. It should detail the work
which will be completed on your property and a payment
schedule.
Payment -
Never pay a contractor up-front for any reason. Contractors
that do take deposits must have a provincial bond
in place that can be verified with the province of
Alberta. When payment is required for completed work
always pay by money order, cheque or certified cheque.
It is important to keep a record in case you run
into problems. It is also important to get a
signed and dated receipt for every payment you pay
the contractor.
